Comprehensive Guide to Purchasing a Condo in Hawaii

Condominiums are one of the many real estate options you have when you choose to buy a home in Hawaii. Condos are usually conveniently located in and around downtown areas, allowing easy access to great restaurants, shopping, nightlife, and services.

Additionally, condos require less maintenance and often come with a variety of amenities such as a gym or a pool. These reasons, along with many others, help explain why condos are a popular real estate investment choice in Hawaii.

To help you find the best condo that suits your needs and lifestyle, whether you’re planning to settle down in Oahu, Big Island, or Kauai, I’ve come up with several tips to guide you in your endeavor. But first, get in touch with a local real estate expert, especially one who knows the nuances of condo buying in Hawaii.

Location is important

A majority of condos in Hawaii are located along the beachfront, with stunning views of the Pacific and easy access to the beach two of the main selling points. Some others are located farther away in inland areas but still remain relatively close to the ocean.

Before you commit to a condo, take note of your needs and wants as this will affect your ideal location. Condos in commercial and beachfront areas are conveniently located but tend to draw large crowds, so if you’re uncomfortable with that, you might want to choose a condo building that’s located in a relatively quiet area.

Condo association and monthly fees

Another thing to consider when choosing a condo is the state of the condo’s homeowners association. The best way to learn about this is to talk to current condo owners and ask about how the association manages their work and responsibilities and whether they’re happy with the board leadership.

The condo association also has a say in regards to the condo’s rules and regulations. Some enforce strict rules (i.e. no pets and quiet hours) while others are more relaxed when it comes to house rules.

Monthly fees are another factor you should consider. It’s a given condo have this attached to the unit, but don’t forget to ask about what the dues cover. This may or may not include landscaping and general maintenance. Other condos include other utilities and even insurance, so make sure to ask. The state of the condo association (plus the rules they enforce) and the monthly fees you’ll pay will greatly affect your living experience.

Do a walkthrough

Aside from inspecting the unit you’re buying or renting, walk around the grounds of the whole condo development to get a better idea of its condition. This includes surveying the amenities offered. Are the amenities clean and well-maintained, or do they leave a lot to be desired? This will tell you a lot about the condo association and whether the price you’re going to pay for the condo (and the monthly dues) are worth it.
