Increase your chances of getting a better offer on the piece of Maui luxury real estate you’re selling. Prep your home for viewing by potential buyers.
Here are home staging tips to keep in mind:
- Maximize curb appeal
Curb appeal refers to the attractiveness of a property when viewed from the street.
For buyers, curb appeal determines their first impression of your home. For sellers, it’s an opportunity to create a positive impact on buyers.
Maximize your home’s curb appeal by making changes to the property grounds. Give exterior walls a fresh coat of paint, fix broken pathways, and make sure your gate is in pristine condition by replacing old and damaged hardware. See to it that all your outdoor lighting fixtures are in working order.
You can go the extra mile by placing statues, wind spinners, sundials, and other works of art in your garden.
- Showcase the blooms of the island
Plants and flowers add color and texture to your front yard. Cultivate a garden to make the property look warm and inviting. You can choose from a wide range of tropical plants and flowers that are native to Hawaii.
If you’re selling luxury property, hire a professional landscaper who can make sure that your indoor and outdoor spaces are tied together by the same design elements.
- Clear away clutter
In order to make your home more appealing to buyers, keep your property spic and span. Get rid of clutter. Go beyond taking out the trash and discarding piles of old magazines. It’s also about getting rid of stuff in overloaded storage spaces – keep in mind that some buyers will insist on opening wardrobes, pantries, and cupboards in order to see the amount of storage space that the home has to offer.
The same goes for trinkets and bric-a-brac. Although these items hold sentimental value for you and your family, they can be an eyesore for buyers checking out the place.
- Depersonalize the home
Buyers need to be able to envision themselves moving into the place and making it their own. This can be difficult to do when so many of your personal belongings are scattered across the home. Depersonalize the space by removing photographs, souvenirs, trophies, awards, and other personal items. If you have a massive collection of stamps, framed butterflies, baseball cards, and other similar items on display, consider putting them in storage.
- Free up some space
Remove oversized furniture to enhance the flow of your interior and highlight the home’s open floor plan, if applicable.
Although you can’t change the layout of your home without undertaking massive renovations, you can make small changes, such positioning the furniture in a strategic manner, to open up the space.
This also makes it easier for buyers to do a walkthrough of the home without having to tiptoe around bulky furniture.
- Make repairs
Top-tier buyers are highly discerning, and they will notice the most subtle cosmetic issues in a home. Even if they don’t get put off by small things that need fixing, they can use them as a bargaining chip to lower the price of the home during negotiations. That’s why it’s advisable to make obvious repairs and cosmetic improvements before putting your home in the market.
